Before we touch anything, I walk the entire property on video — every surface we're going to clean, every detail worth noting. Scope is locked before water hits anything. You know exactly what we're doing, and we have a record if there's ever a question.

No. We just need access to an outdoor spigot. Most customers are at work. We send after photos when we're done so you can see the results.

A house wash usually runs two to three hours for an average-sized home. Driveways and patios are faster. If you've got a full property — house, driveway, deck, patios — expect half a day.

Yes. We wet everything down before we start and cover anything delicate. The solution is biodegradable. We're not in the business of killing plants.

Close your windows. Make sure there's outdoor water access. Move anything small you don't want wet. That's it.

Pressure washing uses high water pressure to blast dirt off a surface. Soft washing uses lower pressure plus a cleaning solution to kill the organic growth — algae, mold, mildew — at the root. For siding, roofs, and painted surfaces, soft washing is almost always the right call. For concrete and pavers, higher pressure is fine.

Soft washing is low-pressure cleaning with a biodegradable chemical solution. It kills the algae and mold instead of just blasting it off the surface. It comes back slower because you're actually treating the problem.

High pressure on siding can force water behind the panels, damage the surface, or blow out caulk around windows. With vinyl especially, it looks fine and then you've got a moisture problem inside your walls. Soft wash is the standard for a reason.

It can, if you use too much pressure or the wrong tip. Composite is softer than it looks. We follow the manufacturer specs.

House siding (vinyl, wood, fiber cement), walkways and patios, driveways, concrete, pavers, decks (wood and composite), gutter exteriors. We also clean outdoor furniture and trash cans — included with a house wash, up to 8 chairs and 4 cans.

Around 1,500 to 2,000 PSI for standard pavers. Softer or more delicate materials get lower pressure. We check the material before we dial anything in.

Yes, carefully. Composite boards need lower pressure than most people think — typically under 1,500 PSI with a wide fan tip. Too much pressure causes fuzzing that you can't reverse. We've done enough composite decks to know what's safe.

Not currently. House washing — soft wash from the ground or ladder — yes. Roof surface cleaning is not a service we offer right now.

We clean the outside face of the gutter — the part you see from the street. Those black streaks are oxidation, and soft washing takes them off. Interior gutter cleaning (the debris inside) is a separate service you'd book with a different contractor.

You'll get after photos from us every time. We also do the walkaround video before we start so you can compare before and after yourself. If something isn't right, call us and we'll fix it.

A light rain right after is fine — it actually helps rinse the remaining cleaner off. We typically don't schedule jobs when heavy rain is forecast on the same day, because it makes the job harder and the results less visible.
